Energy Performance Certificates (EPC) and Home Condition Reports (HCR)

Whilst undertaking a Home Condition Report a property has to be fully measured and a plan drawn up to calculate the areas. The plan will be an accurate scaled drawing of the property showing walls doors and window positions. In addition other items like kitchen units could also be shown. Photos, although not part of the final HCR report, are taken as a record of what was inspected at the time in case of any disputes that may arise.

This information is also required by the estate agent to be included in the particulars of a property. The floor plans and photos can be made available to the estate agent if requested.
